Structural repairs

Signs, causes and solutions for homeowners

Structural problems can affect the safety, stability and condition of your home. Cracks in walls, bulging brickwork or doors that suddenly become difficult to open may indicate movement or deterioration within the building.

However, not every crack or visible defect means there is a serious structural problem. The important thing is to understand what is causing the issue before deciding whether repairs are needed.

This guide explains how to recognise potential structural problems, what to do if you discover them and the repair methods that may be recommended following a professional assessment.

What we do

What are the signs of structural problems?

Structural problems can develop gradually or appear following changes in ground conditions, water damage or deterioration of building materials.

Some of the most common warning signs include:

Cracks in walls and brickwork

Cracks may appear internally or externally, sometimes following a stepped or diagonal pattern. Although many cracks are harmless, those that widen, reappear or develop alongside other symptoms should be investigated.

Bulging or bowing walls

Walls that appear to lean, curve or bulge may indicate problems with wall ties, lateral restraint or other structural elements. These defects require professional assessment.

Cracks around windows and doors

Cracking around openings may result from movement, deterioration of lintels or other building defects. A professional inspection can help establish the cause.

Doors and windows becoming difficult to open

Doors or windows that suddenly stick, jam or no longer fit correctly may be associated with movement in the building, although there can also be less serious causes.

Leaning or damaged chimneys

Cracked, leaning or unstable chimney stacks may present a safety risk, particularly where masonry has deteriorated or structural movement has occurred.
